Its expiry, its extension and even its survival through a sale or a death are whatever the document itself says, nothing more.
No Register Marks a Lease's End
Hak Sewa is not filed at BPN, Indonesia's national land agency, the way Hak Milik, HGB or Hak Pakai are. It exists as a notarised agreement between landowner and lessee, one that a PPAT or a Notaris prepares and signs as witness, per Bali Property Rules.
That document is the only place its term is written down at all.
That matters here because Kaba Kaba's own agency listings do not record which tenure backs a villa's asking price either. If the sample you are looking at is leasehold, the lease's start date and length sit in a private drawer somewhere, not on a public register a buyer after you could check independently.
The Contract Alone Decides the Building's Fate

Reselling Later Means Fewer Years Left
A Hak Sewa lease counts down from a fixed start date named in the contract, and nothing resets that clock once a sale happens partway through. Sell five years into a twenty-year term and the buyer inherits fifteen years remaining, not the original twenty, whatever the listing price implies.
Get the start date, the term and any extension wording confirmed in writing before you buy into an existing lease here, not after. None of Kaba Kaba's own listings state a tenure at all, let alone a start date, so this is a question for the seller directly.
