What This Site Is
This site is a set of guides about buying villas and land in Kaba Kaba, written for people considering a purchase, and a direct WhatsApp line to us. It is not a listings portal, it does not advertise specific properties for sale, and it makes no offer capable of acceptance.

Every figure on this site carries the source it came from and the month it was current. Prices are indicative and move. Yields, occupancy rates and rental income figures are projections drawn from named third-party reports, not guarantees, and past reported returns do not predict what any specific property will earn.
How We Are Paid
We source property on a sell-side basis. Nothing to you as a buyer on a sourcing deal. We are paid by the sell side, standard practice here, and we will tell you which side we are on before you ask.
Because the seller pays, we have an interest in a sale completing. We manage that by telling you when a block, a title or a price is not worth proceeding on, and by pointing you to your own notary and lawyer for every document before money changes hands.
The Free Zone Check
The zone check is a free, informal reading of publicly available spatial-planning maps and, where possible, the documents a seller holds. It is offered in good faith and it is not a legal opinion, a survey or a substitute for the checks your own notary carries out before a deed is signed.
Your Own Advisers
Before you commit funds to any property, engage a qualified Indonesian notary (PPAT), an independent lawyer and your own tax adviser. We may introduce professionals we have worked with. We take no referral fee for doing so, and you are free to appoint anyone else.
No Guarantee and Limitation
We take care to keep this site accurate and dated, and we correct errors when we find them. We give no warranty that the content is complete or current on the day you read it. To the extent the law allows, we accept no liability for loss arising from reliance on the content of this site rather than on advice specific to your own position.
